Arbour Lake is the oldest community we cover. Development began in the late 1980s and ran through the 1990s, which makes the housing stock meaningfully older than Panorama Hills, Evanston or Sage Hill — and it shows in the panel.

This is the community where original equipment is most often at the end of its service life.

Thirty-five years is a long time for an electrical panel. What we find here:

• 100-amp services, and occasionally smaller, now running loads nobody designed for
• Original panels with breakers that have been cycled for three decades, directories that were never right, and in some cases makes that are difficult to find parts for
• First-generation exterior wiring — outdoor outlets and lighting that has spent thirty winters outside
• Grounding and bonding installed to a standard that has since changed

None of this is alarming. It’s simply the age at which a proper look is worth paying for, and where an inspection frequently saves money by telling you which of the expensive options you don’t need.

One point worth making clearly: aluminium branch wiring is a 1960s and 70s issue. Arbour Lake is later than that, so it is generally not the concern here. If someone has told you otherwise about a house in this community, get a second opinion.

Lake access shapes the outdoor work. Homes here tend to invest in yards, decks and landscape lighting more than the newer communities, and low-voltage lighting is a larger share of what we install.
